May I use the property myself?

Of course, it’s your property! You can reserve your own stay for the desired period through your owner login. However, it is important that you provide an accurate availability statement for your accommodation in the cooperation agreement. There are three options:

1.) Owner stays in the property for a maximum of 89 days per year;
2.) Owner uses the property without restrictions;
3.) Owner makes the property fully available for rental.

We will send the cooperation agreement to the local municipality at the start of our collaboration. Additionally, we are required to submit an annual night register, indicating the number of nights you have used the property. This allows the municipality to levy the correct tax.

If you stay in the property for less than 89 days, depending on the municipality, either a tourist tax or no tax at all will be levied. If you use your accommodation for more than 89 days, i.e., without restrictions, a second-home tax will be levied by the local government. When you make the property fully available for rental, no tax is levied, but you also cannot book your own reservations.

Additional Costs
If you have chosen the Full Service package, you will only pay for the cleaning costs and optionally for bed linen for your own stay. For these services, we charge the cost price. By always taking care of the cleaning and linen, we can ensure a standard quality for new guests.

Some owners with a Full Service package prefer to clean the property themselves after their own stay. In practice, however, some owners clean better than others. To avoid frustration for both the guest and the owner if our housekeeping staff need to come back to clean, we aim for a consistent procedure and do not make any exceptions.

If you have chosen the Rental Service package, you will not pay anything for your own stay.

When You Maintain the Accommodation Yourself
If you maintain your accommodation yourself, have it done by a third party, or if you are carrying out a renovation, you can block your accommodation through eigentuemer@welcome.in. We also ask you to specify the work being carried out so that we can schedule cleaning after the renovation and assess whether the presentation of your accommodation needs to be updated with new photos or a new advertisement text.

Stay for Friends and Family
By sending your family and/or friends your own booking link, they can easily reserve your accommodation. Our reservation system will recognize that this booking comes through you and will assign it the status ‘via owner’ (see the owner login for further explanation).
