Staying in your holiday home yourself? Here are the rules!

It’s still your property! If you’d like to enjoy your vacation home yourself, you can easily reserve your own stay for your desired dates through your owner login. It’s important that the availability of your accommodation is correctly stated in the cooperation agreement. In that agreement, you can choose from three options:

  • Maximum of 89 days per year – You stay in your property for up to 89 days per year.
  • Unlimited personal use – You use your property as much as you wish.
  • Full rental – You make your property fully available for rent and do not use it yourself.

Taxes & registration: how does that work?

When we begin our collaboration, we send the cooperation agreement to the local municipality. We are also required to submit an annual “night register” indicating how often you yourself stayed in your property. The municipality uses this information to levy the appropriate taxes:

  • Less than 89 days per year? Depending on the municipality, you either pay a tourist tax or no tax at all.
  • More than 89 days per year? You pay a second-home tax (“forensenbelasting”) to the municipality.
  • Full rental? You don’t pay any tax, but you can’t reserve your property for yourself.

Additional costs for personal stays

If you chose the Full Service package, you only pay cleaning fees and—if desired—bed linen at cost for your own stay. This ensures we always maintain the same quality for new guests.

Doing your own cleaning is not possible with Full Service. In practice, we find that one owner may clean more thoroughly than another. To avoid disappointment and consistently guarantee a high standard, we follow a single procedure: after every stay, the property is professionally cleaned by our housekeeping team.

If you choose the Rental Service package, you pay nothing for your own stay.

When you arrange maintenance or renovations yourself

Would you like to perform maintenance, have external cleaning done, or carry out a renovation? Let us know via eigenaren@welcome.in and specify what work is being done. This allows us to:

  • Temporarily block off the accommodation in the calendar.
  • Schedule cleaning after the renovation.
  • Determine whether we need to update the listing for your property with new photos or a revised description.

Having family & friends stay

Would you like family or friends to enjoy your vacation home? Simply send them your personal booking link. Our reservation system recognizes that the booking came through you and marks it as “via owner”. You can find more information about this in your owner login.
